Hardwood Floor Refinishing
Preserve the soul of original wood to add value and character to your property.
Hardwood Floor Refinishing
Hardwood floor refinishing means sanding away years of wear and applying fresh stain and finish. The result? Floors that look new again without the cost and waste of replacing them.
Our refinishing process begins with a thorough inspection. We then carefully sand the existing floor to remove old scratches and coatings.
Next, we apply stain or sealer and several coats of durable finish for protection.
Finally, we buff and polish to a gleaming shine. Ned's has refined this process over 40+ years — we treat your floors as if they were our own.
Whether it's a few creaky boards in Leesburg or an entire office building in Tysons needing renewal, Ned's Flooring handles hardwood refinishing jobs of any size.

Hardwood Refinishing FAQ
How do I know if my hardwood floors need refinishing?
If you see deep scratches, worn spots or the finish is dull in areas with a lot of foot traffic, it's probably time. Water stains that show bare wood are a sign, too. We offer free inspections to assess your floor and recommend refinishing if it will renew the wood.
How long does the refinishing take?
Most rooms take 2-3 days from sanding to final coat. We can often work when your home is empty (daytime/weekends) to minimize disruption. After the last coat, the floor cures overnight and can be walked on (with soft-soled shoes) the next day.
Will the refinishing smell be strong?
We use low-VOC (low odor) stains and finishes. You'll notice an odor for 1-2 days, but it dissapears quickly with ventilation (open windows or fans). Many customers simply air out the space and enjoy the fresh, rejuvenated floor.
Can refinishing change the color of my floor?
Absolutely. We can apply a new stain or clear coat to match your style. Whether you want a lighter or darker tone, we mix and test a sample on-site so you see the exact color before we finish the room.
How often should hardwood floors be refinished?
It depends on foot traffic and finish quality. High-traffic floors might need refinishing every 7-10 years, less-used floors (like guest rooms) can last 20+ years. Keeping up with cleaning and using rugs in busy areas can extend the time between refinishing.
